commercial pricing

Hello All,

Been awhile since I visited hope all is well with everyone!

I have done primarily resi work and priced by the room and now have a commercial job to bid (Common areas and stairways in a four story condo bldg)

I feel a bit lost in the commercial pricing arena and would appreciate some suggestions from those of you doing commercial.

I realise I will need to price this by the sq. ft.here are the details of the job.

(4) levels of hallways and coridors. Total sq. ft.
3000

70 stairs. ( Could really use some help on pricing these) Carpet is 1 1/2 years old with some pretty dark and dirty areas on a medium grey color low knap carpet. I can see this being very time consuming and labor intensive.

I am somewhat leary of how well the stair machine will clean the stairs and am considering doing a test area first if I'm awarded the job.

Again, I would appreciate any insight from you good folks.

This can vary a lot. I've been fortunate enough to get tied in with two of Boston's major property management companies which specialize in managing mid- to high-end condo buildings. I'm able to charge between .25 and .35 per s.f. for hallways, common rooms, and stair landings. And I get between $3 and $3.50 per carpeted stair. Re. stairs: make sure you dry vacuum first, and spray on more cleaning solution than usual (use an encap product) and scrub and allow a little dwell time before using a stair tool.

If you are marketing "green", or bio-based cleaning, your best choice is Encap-Green (http://www.vacaway.com). Otherwise, the Releasit products are very good.
