Property Management Companies/Full Circle

You customers who reside in condos which have common areas in the form of carpeted hallways and stairs may be so pleased with the results you give them that they might be willing to recommend you to their condominium management company. I have a customer who owns a nice condo in the Back Bay section of Boston. Without my even requesting it, she went to the company which manages & maintains her building and told them my c.c. process was the best she'd ever used. They called me and gave me a building (a big one) to do. It was a $3500 job, and they were very impressed. Now I get what seems to me to be all their c.c. work. At the building I did for them yesterday (5.5 hours/$715) three condo owners asked if I could do a job for them. Full circle!!

That's great stuff Mark. I hope someday too that the referrals will line up like that! How many sq. feet was the $3500 job and how long did it take you?

This was a 4-floor building: all stairs; no elevator.
Hallway carpeting: 1730 + 1780+ 1820 + 1830 s.f.:
Total of 7160 s.f.

Carpeting in stairwells: landings, etc:
Total of 1390 s.f.

Carpeted stairs in 7 separate stairwells: 239 stairs.

Hallway carpet: 7160 sf x .25/sf = $1790.00
Stairwell carpet: 1390 s.f. x .35/sf = 486.50
Carpeted stairs: 239 x $2.90 = 693.10

TOTAL: $2969.60
(My memory is failing: it was $2969.60, not $3500.)

Time involved:
One day, all day, with a helper ($20/hr.)
Plus about 5 hours, alone, the 2nd day.

This is a 2-times per year job.
